How can I verify the legitimacy of a rental property in Spain?

Last Updated on March 18, 2026 by Bruno Bianchi

Question

Can any of you lovely people suggest how I can be sure that a rental property in Spain is legit? I have the tourist license number, but how do I know that this person is actually the legal owner.

Answers

These are the answers of some Facebook group members:

”You can ask them to get you a copy of the nota simple (Nota simple informativa – a printout from the Property Registry showing the description of the property and the title owner)”

”They could also send you the scan of the Tourist License document. The owner’s name should be written as “TITULAR”

Conclusion

In conclusion, according to Spainguru Facebook group members, to ensure the legitimacy of a rental property in Spain, you can request the owner to provide a copy of the “nota simple,” which verifies property ownership.

Additionally, asking for a scan of the Tourist License document with the owner’s name listed as “TITULAR” can help confirm legitimacy.
