Spain Non Lucrative Visa: Clarifying the Use of Real Estate Property Titles for Renewal

Last Updated on March 18, 2026 by Bruno Bianchi

Question

I have a Spain Non Lucrative Visa for the first year, which I need to renew in 2024. The SpainGuru website states ‘Documentation accrediting having a means of livelihood for the period requested.

To be able to prove that you have these economic means you can use any document admitted by law, including real estate property titles, certified checks or credit cards accompanied by a bank certification that proves the amount available as credit on the card.’ Can someone explain what the bit about real estate property titles means please?

These are the answers of some Facebook group members:

“The information on Spainguru is extracted from Ministerio de Inclusión:

Go to “Documentación exigible”:

“Documentación acreditativa de disponer de medios de vida para el período que se solicita.

Se podrá acreditar por cualquier medio de prueba, incluyendo la aportación de títulos de propiedad, cheques certificados o tarjetas de crédito acompañados de una certificación bancaria que acredite la cantidad disponible como crédito en la tarjeta.”

“I don’t believe that property counts towards the IPREM. The money has to be in a form that is easily accessible such as a bank account or investments.”

“It’s an interesting point as the law says you can use any means whatsoever to prove you have sufficient funds and specifically mentions property deeds. I would argue the point if necessary. For example, we had money in the bank but were paying 1200€ a month for a mortgage on a property we owned outright in another country.”

Conclusion

The discussion highlights confusion among Spain Non Lucrative Visa holders regarding the use of real estate property titles as proof of financial means for visa renewal.

While the Ministerio de Inclusión’s guidelines mention property titles as a valid document, community members express uncertainty about their practical application, especially when compared to liquid assets like savings in a bank.

The conversation underscores the need for clearer guidance from authorities on how property assets can satisfy financial requirements for the Spain Non Lucrative Visa renewal process.
