Does owning an Airbnb property in Spain conflict with Spain non lucrative visa application rules regarding business or income in Spain?

Last Updated on March 18, 2026 by Bruno Bianchi

Question

Will owning an Airbnb property in Spain impact my eligibility for the Spain non lucrative visa application’s restriction on having business or income in Spain?

Answers

These are the answers of some Facebook group members:

”If your involved in the running of it yes, it will be”

”No problem. Just do not become self-employed (autonomo). I am on NLV and have 3 AirBnBs here”

”You will need a third party to run your AirB&B. You can’t work in any capacity with regards to running it, otherwise you’ll be ‘working’, or so I’m led to believe. Check with a lawyer”

”No that will be fine”

”You’re fine as long as you have fewer than 4 properties. At that point it becomes a “business” as far as Spain is concerned”

Conclusion

In conclusion, According to Spainguru Facebook group members, owning an Airbnb property in Spain could impact eligibility for the Spain non lucrative visa (NLV) if actively involved in its management or owning multiple properties.

Some advise against self-employment or direct involvement, while others mention a limit of four properties before it’s considered a business. For personalized guidance, consulting a legal expert is recommended to navigate individual circumstances and visa criteria.
