Spain golden visa: Can you use part of the investment in house renovations?

Last Updated on March 18, 2026 by Bruno Bianchi

Question

For the Spain Golden Visa I understand you must invest 500k Euros into residential property. Can part of these funds be used for renovations?
Say you purchase a place for 400k and use the remaining 100k to renovate. Would that qualify for the Golden Visa investment requirement?

“It’s not possible this way. You have to spend at least €500k on properties. However, you might be able to make it work if you paid €500k for the property and it was already remodeled. Or if you paid €500k to the seller and then they renovated the property. There are some creative ways to make it work. But you have to show that you bought properties of at least €500k. This can also include garage space, land, rental property, etc.”
