What documentation does the San Francisco consulate require for a non lucrative Spain visa application regarding mortgages, bank statements, and rental income?

Last Updated on March 18, 2026 by Bruno Bianchi

Question

Does the San Francisco consulate ask for proof that you don’t have a mortgage? If we have a mortgage should we not bother to attempt/apply for the non lucrative Spain visa?

Or, Proof of financial means, is it multiple months of bank statements? Or just a current bank statement? If we have rental income should we include the leases as proof of passive income? Or would that raise the question as to whether we have an outstanding mortgage?

These are the answers of some Facebook group members:

”For SF we just stated in our motivo letter (Letter of intent) that we didn’t have a mortgage and they didn’t ask for any additional proof. We sent 6 months of bank statements with a verification letter from the bank. That worked for us”

”I’m not sure about now, but 3 years ago when I got my visa, it wasn’t the case. I included the rent as part of my income.”

”Houston does not, BUT when I started researching this a couple of years ago, in the COVID times, the website for the LA consulate *did* mention it. Later (ie early 2022) that had been removed. My advice is to follow your consulate’s website’s instructions to the letter and ignore other consulates’ websites. Having a lawyer in Spain doesn’t hurt either”

In conclusion, according to Spainguru Facebook group members, it appears that the San Francisco consulate does not typically ask for proof of not having a mortgage. Some individuals mentioned including rental income as part of their financial means. For the non lucrative Spain visa application, it is advisable to follow the instructions provided by the specific consulate’s website and include multiple months of bank statements along with a verification letter from the bank. While the LA consulate’s website had previously mentioned the need for proof of no mortgage, it seems to have been removed. It may be helpful to consult with an immigration expert in Spain for guidance throughout the application process.
