Question
I got a Spain Non Lucrative Visa I’m in Madrid and nobody wants to rent me a house, because I don’t have a job in Spain. Basically, because I do not have the requirements to process non-payment insurance it seems impossible renting something. Some suggestions?

Start the Moving to Spain Hub →“I experienced that myself last year and I went totally mad during house search. I paid the rent for the entire year at last to secure a place.”
“We paid 5 months upfront and thereafter pre-pay every 3 months. For proof of income we provided copies of our US social security & private pension and savings. We put it all in a spreadsheet to show the agency & owner that we had more than the sufficient income required to pay for the rental.
We also mentioned to the agency/owner that it took to get a Spain Non Lucrative Visa to come to Spain…..Criminal background, income requirements & pay for our health insurance.
You kind of have to market yourself to be able secure a rental. Also make sure you have a Spanish bank account, as most owners like to get pay through a bank transfer.

“You’ll have a better chance to pay the entire year in advance. Or hire an agency that deals with foreigners.”
“If you already have an account with a Spanish bank, try to ask the bank if they can provide you with aval bancario. Some landlords/owners of flats accept that as a substitute to the non-payment insurance.”
“Leave Madrid and go to Guadalajara Castilla La Mancha, you might find something there.”
“Hi, we are in Zaragoza and we provided copies of our US social security pension to qualify for the non-payment insurance.”
“You just have to keep looking. We also have a Spain Non Lucrative Visa from Guadalajara. I’ve never seen any other posts besides mine in the almost four years we’ve been here, that came from Guadalajara. Anyway, you keep looking until you find something. That’s all you can do.”
“Renting is extremely competitive. You most likely have to pay 6–12 months of rent upfront. Myself and 2 other families did this.”
Conclusion
Navigating the rental market in Spain with a Spain Non Lucrative Visa can be challenging, especially without a local job.
Key strategies include paying rent upfront, showcasing financial stability through detailed income proof, utilizing a Spanish bank account, or securing a bank guarantee (aval bancario). Exploring different regions and hiring a rental agency experienced with foreign renters can also offer viable solutions.
