What documentation does the San Francisco consulate require for a non lucrative Spain visa application regarding mortgages, bank statements, and rental income?

Does the San Francisco consulate ask for proof that you don’t have a mortgage? If we have a mortgage should we not bother to attempt/apply for the non lucrative Spain visa?

Or, Proof of financial means, is it multiple months of bank statements? Or just a current bank statement? If we have rental income should we include the leases as proof of passive income? Or would that raise the question as to whether we have an outstanding mortgage?

”For SF we just stated in our motivo letter (Letter of intent) that we didn’t have a mortgage and they didn’t ask for any additional proof. We sent 6 months of bank statements with a verification letter from the bank. That worked for us”
