Question
What are the rules regarding getting a mortgage in Spain?
Does anyone know if we can prove our ability to pay and offer a down payment- whether We might have a chance at buying our own place?
Answers
These are the answers of some Facebook group members:
”Most banks will give you up to 70 years old, in a select few 75”
”It will vary by bank, best ask directly to banks, if not in Spain email and ask”
”I don’t think there are any actual “rules” it’s up to the bank to decide whether or not they will give you a loan! At your respective ages, I think you would be better off with a long-term rental. You also need to consider your health insurance, you certainly won’t get it automatically and your husband may not even get anyone to insure him! I’d think carefully about this”

”My husband is 77 and insurance is an issue. However, some insurers have policies that cut off at 79 not 74. To get insurance one needs to move before 79. Its better to set it up sooner rather than later unless someone qualifies for an S1”
”Similar kinds of age restrictions for Spanish banks. It’s a bank rule, but they would only give us a shorter mortgage when we bought at ages 49/42. Had to be done by age 70, if I remember correctly”
”My future mother-in-law got a mortgage from Santander that goes up to age 80. Also, they were willing to use the age of my fiancée combined with my suegra’s income. However, my fiancée was not planning on moving into the new place, so they would have had to do the mortgage as a secondary residence and that didn’t make financial sense for them”
Conclusion
According to Spainguru Facebook group members, in Spain, the rules for getting a mortgage can vary by bank. It’s best to contact banks directly for accurate information.
